Welcome Ron Covington Homes!

As most of you already know, Ron Covington Homes recently purchased eight lots that originally were owned by John Laing Home. Two homes are going up incredibly quickly! The 5696 Flicka property will be a Model 611 French Country and the 5591 Blue Moon property will be a Model 610 Italian Country.

Ron Covington will join us at our next HOA business meeting on the 15th in order to introduce himself and respond to questions. Please join us if you can! Don’t forget about the “Choose Your Neighbor” referal program that extends through the end of this year.

Next HOA Business Meeting at 6:30 p.m. on Tuesday, November 15th

The next HOA membership meeting will occur at 6:30 p.m. on Tuesday, November 15th at the Wolf Ranch Recreation Center (Clubhouse). If you cannot attend, please give your proxy to another homeowner that you trust. We may have official business requiring a 67% vote for approval.

Here are high-level notes:

  • Owners of empty lots and homes under completion will be exempt from current special assessment effective August 1, 2011.
  • Board chose new lawyer to represent HOA. Next big task is to make major modifications to organizational documents.
  • Current priority is to have a fully-functional Architectural Review Committee in place.
  • Current priority is to finalize and enforce rules and regulations – dogs, trash bins, signs, etc.
  • Builders – three potential builders, master developer completed a market analysis.

The next HOA membership meeting will occur at 6:30 p.m. on Tuesday, August 23rd at the Fire Station #19 at 2490 Research Pkwy. If you cannot attend, please give your proxy to another homeowner that you trust. We may have official business requiring a 67% vote for approval.

  • A new VP was elected.
  • Richmond Homes are continuing the Villages development within Wolf Ranch.
  • Landscaping along Research will be addressed this spring after the bond issue has been resolved.
  • Builders – the nine former John Laing homes were acquired and are required to use the original Woodley plans
  • Builders – the continuation of the Parkwood will likely depend upon the Challenger Homes and Triton Properties proposals.
  • Review, discussion, and finalization of landscaping  and irrigation services. This included a cap on water for the HOA-owned park.

Annual Meeting Postponed to 6:30 p.m. on February 24th.

Due to poor weather conditions, the annual meeting was postponed.

Notes from Regular Homeowners Meeting – August 10, 2010

The only official actions were to accept the meeting minutes for the previous regular homeowners meeting and the special assessment meetings. We had representation from the following properties:

  • 5585 Blue Moon
  • Nor’wood (representing several properties)

No other old business required attention and no new business items were offered. General discussion surrounding landscape maintenance, storm damage, and potential builders that might resume development. One significant piece of news was shared by Nor’wood. After legal review, Nor’wood is now comfortable with assuming declarant rights for the properties previously owned by John Laing Homes.

HOA Membership Meeting on Monday, April 19th at 6:30 p.m.

Due to the unavailability of the usual meeting place on April 14th, the next HOA membership meeting will occur at 6:30 p.m. on Monday, April 19th at the Fire Station #19 at 2490 Research Pkwy. Notification notices will be in the mail soon, but please make sure that you assign a proxy for the meeting if you cannot make it so that we can conduct normal business.

HOA Meeting Schedule for 2010

During the last annual meeting, the HOA decided on a regular meeting schedule going forward. Below are the next mandatory meetings:

  • Wednesday, April 14th, 2010
  • Wednesday, July 14th, 2010
  • Wednesday, October 13th, 2010
  • Wednesday, January 12th, 2011 (next annual meeting)

We will announce other meetings as necessary.

The normal meeting place is Fire Station #19 at 2490 Research Pkwy.

Notes from Annual Meeting - February 2, 2010

Hello fellow Parkwood residents,

The overall theme of the meeting was a transition from a tough post-John Laing period into a more stable period. Here are a few notes:

  • Elections included formalizing the new board, officers (including a non-voting Secretary), and a five member Architectural Review Committee
  • We will now meet on the 2nd Wednesday of the 1st month of each calendar quarter. We will have additional meetings as needed.
  • Ralph provided several updates from Nor’wood regarding the future of Parkwood as well as the larger Wolf Ranch perspective.
  • Based upon a current LOI, Nor’wood will regain control of, as of February 28th, all of the properties formerly controlled by John Laing.
  • Vote to ammend the HOA rules and regulations.
  • Vote to ammend bylaws Article IV, 4.1 (lacking two votes)
  • Vote to ammend bylaws Article IV, 4.4 (lakcing two votes)
  • Discussion of proposed budget for 2010 that cannot enacted until final processing of ammendments to bylaws.

We did not have a quorum at the January 18th meeting so we will have to have another business meeting on February 2nd to finalize a few important decisions:

  • 2010 Budget and monthly assessment
  • Amendments to Bylaws
  • Board members
  • New Parkwood Rules and Regulations
